Underground services can create serious design, safety and programme risks if their location is unknown. A utility survey helps developers, engineers, contractors and property teams understand what may be beneath a site before design work, excavation or construction begins.
What does a utility survey do?
A utility survey is used to detect, trace and map buried services such as electricity cables, telecommunications, gas, water and drainage infrastructure. The aim is to build the clearest practical picture of the underground environment using appropriate non-intrusive survey methods.
The resulting information can support early design decisions, help teams plan investigations and excavations, and reduce the chance of unexpected services disrupting a project.
How are underground utilities located?
A professional survey normally combines more than one source of evidence. No single detection method can reliably identify every type of service in every ground condition.
Electromagnetic locating is used to trace conductive pipes and cables where a detectable signal can be applied or received. Ground Penetrating Radar, commonly called GPR, can identify changes and features beneath the surface, including some non-conductive services that may not be detected electromagnetically.
Surveyors also inspect accessible chambers, covers and visible service features. Existing utility records may be reviewed alongside the site evidence, but records should not be treated as proof of an asset’s exact position.
Where required, detected routes can be coordinated with a topographical survey so that the above-ground and below-ground information is presented together.
What should the client receive?
The exact deliverables should be agreed before the survey, but a typical utility mapping package may include:
• A clear CAD drawing showing detected service routes
• Service types identified by colour and line style
• Visible surface features and access chambers
• Depth information where it can be obtained reliably
• Survey notes, limitations and areas of restricted access
• PDF plans for straightforward review and distribution
• DWG or DXF data for use by the design team
A good drawing must do more than look tidy. It should distinguish between detected information, visible evidence, record information and any uncertain or unproven routes.
When is a utility survey needed?
Utility mapping is particularly valuable before excavation, piling, boreholes, trial holes, site redevelopment, drainage works, new service installation and changes to external layouts. It can also support due diligence, feasibility studies and the coordination of new designs with existing infrastructure.
Commissioning the survey early gives the design team time to respond to potential conflicts. Finding an unknown service after machinery has arrived on site is far more disruptive than identifying the risk during planning.
Can a utility survey guarantee that every service will be found?
No responsible survey provider should promise that every underground feature can always be detected. Results can be affected by ground conditions, construction materials, depth, congestion, access restrictions, interference and the material or condition of the service.
That is why the survey methodology, drawing notes and stated limitations matter. Utility mapping reduces uncertainty; it does not remove the need for safe systems of work, service plans, permits, scanning during excavation or careful verification where critical assets are involved.
Why combine utility mapping and GPR?
Using complementary methods provides a stronger evidence base. Electromagnetic locating is effective for traceable conductive services, while GPR can provide additional information about buried features and non-conductive assets in suitable conditions. Cross-checking the results helps the surveyor interpret the site more confidently and highlight areas that may require further investigation.
